A Buyer's Agent works for the homebuyer. They provide the following benefits:

• The Agent and brokerage are required by law to act solely on behalf of the Buyer's interests to seek the best price and terms for the Buyer.
• The Agent and brokerage have a duty to disclose to the Buyer all material information obtained from the Seller or from any other source.
• Beware. An Agent can start working for you as a Buyer's Agent but if they list homes for sale and you want a home that they have listed then they would become a Dual Agent. You would no longer have an Agent fully protecting your best interest. You would now have one agent helping both the Buyer and the Seller.
